| Condition | Risk of partial demolition and alteration of key features. The building does not carry any heritage protection by city, state, or federal government. After public spaces languished under a series of owners since completion, the complex was purchased by North American Properties in 2015. Current owners are planning to “reimagine” Colony Square and open up the complex for improved pedestrian access and visibility. Conceptual plans and a video fly-through released in May 2016 suggest that reconfiguration of the central atrium includes the removal or obscuring of original features, including removal of the glass roof of the atrium, its cast-in-place concrete, and obscuring of the cast-in-place bases of the two office towers. The residential towers are owned by their respective condominium associations and are not considered at risk (at this time). |

Colony Square was one of the first multi-use developments in the southeastern United States. A five-hundred room hotel and two office towers are directly connected to a sky lit atrium. At the rear are residential condominium buildings of compatible design; they take inspiration for their slab-like configuration, concrete façade treatments, and (for a number of units) two-story layouts directly from Le Corbusier’s Unites d’Habitation. Provisions for underground parking create an automobile-free environment with carefully landscaped pedestrian terraces. The complex includes remarkable examples of cast-in-place and precast concrete.
